The Vieux-Village area
The Vieux-Village is the heart of the city: the church, Cégep Lionel-Groulx, rue Turgeon and its restaurants. You can do a lot on foot here.
You will find houses from several eras, small apartment buildings and condos. Two neighbouring houses may have been built decades apart, so price comparisons take more work than elsewhere. A well-kept house with character does not compare with a fixer-upper on the same street.
For day-to-day life in the area, also read my article Old Sainte-Thérèse: living in the heart of the village.
What is your house in the Vieux-Village area worth?
There are no public statistics for this area: Centris only publishes figures for Sainte-Thérèse as a whole. To value a house here, I look at recent sales on the surrounding streets, the age and condition of the house, then comparable properties still for sale. You get a price range, with the sales that support it.
For the city's market, my recent sales and frequently asked questions (welcome tax, train to Montréal), see the page real estate broker in Sainte-Thérèse.
